KTV is careful to specialize in investment areas that will provide the most suitable environmental conditions for project success. For each area of investment, the company carries out an in-depth analysis of potential for improvements, based on existing and future plans, the degree of cooperation on the part of municipal elements, and market demand. A basic understanding of the project area is an essential condition for success, and the company chooses its project locations very carefully according to these principles.
Downtown Haifa
In the 1950s the Lower City of Haifa was the main business center of Israel’s northern region, and was thriving economically and socially. In the 1980s, after the development of the Carmel Center and Hadar, the Lower City suffered neglect and most of the businesses there closed.
In the early 2000s, the Haifa Municipality decided to rehabilitate the area with investment of considerable resources, and incentives for new businesses and institutions.
The first breakthrough came with the opening of the Port Campus of Haifa University in 2000, which attracted a young student population to the area and created the economic foundation for new businesses as well as facilities for leisure, entertainment, culture and art. With municipal sponsorship, other academic institutions came into the area, and the demand for additional services and rental apartments rose accordingly.
Apart from the extensive academic infrastructure, the Lower City is one of Israel’s most accessible areas in terms of public transport. At its heart is the Railway Station that connects the Lower City to the center of the country in less than an hour. (The trip will be shortened when the Railway is electrified.) The Metronit route connects the towns and villages close to Haifa, and the Carmelit (Haifa’s underground railway) is an efficient connection to the Carmel Center and Hadar. The Lower City is also the site of government institutions, the courts and authorities that serve the whole of the northern region. All this makes the Lower City very attractive for employment and commerce.
KTV was one of the first real estate companies to identify the enormous potential of the Lower City. The company started out in the city, and thanks to its successful projects, paved the way for other developers.
KTV believes that the Lower City has not yet exhausted its possibilities as an investment target, and it still has a great deal of potential. Based on this assessment, and through strategic partnerships with large organizations, the company is planning a number of large and significant projects in this area.
